The outside of a Broward house takes a beating. The paint job should be built for it.

Salt air off the Atlantic, ten months of hard sun, afternoon rain that hits stucco like a hose, and humidity that never quits. That is what an exterior in Fort Lauderdale, Sunrise or Weston deals with every single day. A paint job that would last twelve years in Ohio can start chalking here in four if the prep is skipped or the product is wrong.

Eagle Painting has been painting exteriors from the same shop in Sunrise for over 35 years. We know which stucco cracks come back, which fascia boards hide rot, and why the north side of a house looks fine while the south side is fading. We bring our own lifts, our own crews, and a process that does not change whether the job is a three-bedroom in Plantation or a fire station in Fort Lauderdale.

What a full exterior repaint includes

Every exterior estimate from us covers the same scope, written out, so there is nothing to argue about later:

  • Pressure clean everything first. Mildew, chalk and salt have to come off or the new paint is sitting on dirt. We soft wash roofs and pressure clean walls, walks and driveways as part of the job.
  • Patch and seal. Hairline stucco cracks get elastomeric patch. Bigger ones get cut out and re-stuccoed. We caulk every window and door, and we tell you if we find soft wood so you can decide before it gets painted over.
  • Prime where it needs it. Bare stucco, patched areas and any spot that was chalking get a masonry primer. Good paint on a bad surface still fails.
  • Two coats of the right product. On stucco that means a 100 percent acrylic or elastomeric finish from Sherwin-Williams, chosen for the wall, not the sale price. Trim, doors, garage doors, shutters, gutters and railings get their own coating.
  • Clean job site every day. Plants covered, cars protected, and we leave when the driveway looks like it did before we showed up, only cleaner.

Stucco, block, wood, and the products that actually hold up here

Most of Broward is concrete block with a stucco skin. Stucco moves a little every day as it heats and cools, so a rigid paint film cracks with it. An elastomeric coating stretches; it bridges hairline cracks and sheds rain instead of drinking it. On a house that has never had a moisture problem, a premium 100 percent acrylic like Sherwin-Williams Duration or Loxon XP does the job and breathes better.

Wood fascia and soffits are where houses here rot first, because they take the water off the roof. We check them from the ladder, not the driveway. Metal railings and gutters get a rust-inhibiting primer before topcoat. Front doors and garage doors get a satin or semi-gloss enamel that can be wiped down.

Color matters more than people think. Dark colors on a south wall run hotter and fade faster, and many HOAs in Weston, Plantation and Coral Springs have an approved palette. We have painted enough association homes to know which colors clear the committee and which ones get you a letter. Ask us before you fall in love with a swatch.

Condos, HOAs and property managers

A big share of our exterior work is buildings, not single houses: condo associations, townhome communities, shopping plazas and city buildings. That work runs on schedules, unit notices, board approvals and safety plans, and we are set up for it. We own our boom lifts and scissor lifts, so a three-story building does not wait on a rental yard.

For an HOA repaint we give the board one number for the whole community, a sequence so residents know which week is theirs, and the same crew start to finish. How long it takes, what changes the price, and how long it lasts

Time. A typical single-story house in Sunrise or Davie is two to three days with one crew: day one is washing and prep, day two and three are paint. A two-story is three to five. We do not start a job we cannot staff, so when we give you a start date, that is the date.

Price. Square footage of wall is the base. What moves the number: how much stucco repair the house needs, how many stories (ladder work versus lift work), the number of colors, whether fascia or soffit boards need replacing, and whether you want the roof soft washed and the driveway sealed at the same time. We put it all on one estimate so you can pick what you want.

Life. Done our way, with two full coats of a premium product on a properly prepped wall, a Broward exterior should look good for eight to ten years, with the south and west faces needing attention first. A cheap job with one thin coat over unwashed stucco is the one that peels in two summers and gets painted twice.

Insurance and licensing are the boring part that matters. We are licensed and insured, and we can provide certificates for any HOA or property manager who asks. Broward County publishes contractor license lookups at broward.org if you want to check anyone you hire, including us.

Exterior painting questions from Broward homeowners

How often should a house in South Florida be repainted?

Every eight to ten years for a properly prepped two-coat job, sooner on the south and west walls if you chose a dark color. If you see chalk on your hand when you rub the wall, or hairline cracks with a dark edge, it is time.

Do you pressure clean before painting?

Always. Paint does not stick to mildew, chalk or salt. Washing is part of every exterior estimate, and we can soft wash the roof and seal the driveway in the same visit if you want the whole house done at once.

Elastomeric or regular exterior paint?

Elastomeric stretches with stucco and bridges small cracks, so it is the right call on older stucco with hairline cracking. A premium 100 percent acrylic breathes better and is the better choice on newer, sound stucco. We will tell you which one your house needs and why.

Can you match my HOA's approved colors?

Yes. Bring us the approved palette or the association's letter and we will color match it in Sherwin-Williams. We have painted enough Weston, Plantation and Coral Springs communities to know most of the palettes already.

Do you use subcontractors?

No. The painters who show up are Eagle Painting employees, working under the same supervisor from the first wash to the final walk-through.
