Half of what makes a Florida house look old is dirt, mildew and algae. That part is cheap to fix.

Black streaks on the roof, green film on the north wall, a driveway that used to be light gray, pavers gone dark and slick by the pool. None of that is age. It is mildew, algae and grime, and in Broward's heat and rain it comes back every couple of years. Pressure cleaning, or pressure washing if that is what you call it, is the fastest way to make a house look ten years younger, and it is the first step of every exterior paint job we do.

Eagle Painting has run its own pressure cleaning crew for as long as we have painted, because you cannot paint a dirty wall. Our techs know which surfaces take pressure and which ones need a soft wash, and they know what a tile roof, a paver driveway and a screen enclosure each want. Soft wash or pressure wash: they are not the same thing

Pressure washing uses high-pressure water to blast dirt off hard surfaces: concrete driveways, paver walkways, pool decks, block walls, parking lots. Used on the wrong surface it strips paint, etches soft stucco and drives water under roof tiles.

Soft washing uses low pressure and a cleaning solution that kills the mildew and algae, then a gentle rinse. It is the right method for roofs (tile, shingle and metal), painted stucco, screen enclosures, wood and anything you do not want blasted. On a roof it also lasts longer, because the treatment kills the growth instead of just knocking it off.

We do both, and we choose by surface, not by whichever machine is on the truck. If a company quotes you a "roof pressure wash" on a barrel tile roof, ask them how they plan to keep the tiles on.

What we clean

  • Roofs. Barrel tile, flat tile, shingle and metal, soft washed. Black streaks and algae gone without damaging tiles or shortening the roof's life.
  • Driveways, walkways and pavers. Pressure cleaned, then sealed if you want the color to hold and the weeds and ants to stay out of the joints.
  • House walls and stucco. Soft washed to remove mildew and chalk. This is the same wash we do before painting.
  • Pool decks and lanais. Cleaned so they are not slick, with screen enclosures washed at the same time.
  • Fences, walls and screen enclosures. Aluminum, wood, vinyl and block.
  • Commercial. Storefronts, sidewalks, parking lots, dumpster pads, parking decks and building exteriors, on a one-time or scheduled basis.

Sealing pavers and driveways

A clean paver driveway looks great for about six months. A clean and sealed one looks great for two or three years, resists oil and rust stains, and stops the sand in the joints from washing out every summer. We clean, let the surface dry fully, re-sand joints where needed and apply a sealer in the finish you want, from natural to wet look. Concrete driveways can be sealed too, which keeps the mildew from getting a grip again.

What pressure cleaning costs and how often to do it

Pricing is by surface and square footage. A driveway and walkway is a small job. A whole house wash with roof, driveway, pool deck and sealing is a full day. We give you a written price per item so you can do all of it or just the roof this year.

In Broward, most homes want the roof soft washed every two to three years, the driveway and pool deck once a year, and the walls whenever they look dull or every time the house gets painted. HOAs often send letters about roof streaks and driveway stains, and a wash is the cheap way to make that letter go away.

Pressure cleaning questions from Broward homeowners

Is pressure cleaning the same as pressure washing?

Yes, two names for the same service. In South Florida most people say pressure cleaning. Soft washing is a different, lower-pressure method we use on roofs and painted surfaces.

Will pressure washing damage my tile roof?

High pressure can crack tiles and push water underneath. That is why we soft wash roofs: low pressure and a cleaning solution that kills the algae, then a gentle rinse.

How often should a roof be cleaned in Florida?

Every two to three years for most tile and shingle roofs here. Black streaks and green patches mean it is time.

Should I seal my pavers after cleaning?

If you want the color to hold and the joints to stay full of sand, yes. A sealed paver driveway stays clean about three times longer than an unsealed one.
