Somewhere between year seven and year ten a Florida house starts telling you. The south wall chalks. The fascia shows a gray streak under the gutter. The front door fades from navy to something closer to denim. Inside, the hallway has more scuffs than wall. That is the point where a repaint is maintenance, not decoration, and doing it right protects the stucco, the wood and the value of the house.
Eagle Painting does residential repaints from Sunrise to Fort Lauderdale, Plantation, Coral Springs, Weston and Davie. Jack Sr. or Ryan comes out, walks the property with you, and writes an estimate that covers exactly what gets painted, with what, and when. The painters who show up are ours. Almost every early failure we get called to fix comes down to one of four things. Unwashed walls: paint over chalk and mildew and it lets go in a year. One coat: the bid was cheap because the paint was thin. Wrong product: interior-grade or bargain exterior paint on a south-facing stucco wall in Florida. Ignored wood: painting over soft fascia so it looks fine for a season and then falls apart.
We use Sherwin-Williams products rated for this climate, two full coats, on a washed and primed surface, and we tell you about wood problems instead of hiding them. A customer put it this way after her exterior: her neighbors painted the same year and "all have to paint again and ours looks incredible still."


A Broward house is more than four walls. Screen enclosure frames rust and fade and can be repainted instead of replaced. Lanai ceilings and pool decks take a beating from chlorine and sun. Driveways and walkways get pressure cleaned and sealed. Front doors and garage doors are the first thing anyone sees. Fences, sheds, mailboxes, the works.
We put each of these on the estimate as its own line so you can do the whole property at once, which is cheaper than piecing it out, or pick what matters this year. Our pressure cleaning and soft wash crew handles the roof, driveway and pavers on the same visit.



Every house is different, so we do not quote by the phone. But the drivers are simple: square footage of wall, one story or two, how much stucco or wood repair it needs, how many colors, and whether the interior is included. A single-story exterior in Sunrise is a smaller job than a two-story waterfront home in Fort Lauderdale with a lot of trim, and the estimate reflects that honestly.
What you will not see from us: a low number that grows once the ladders are up, or an estimate that does not say how many coats.
